What Changes Require a PIC?



Here are some examples of some of the improvements that require a PIC to be submitted. The Fern Crest Property Improvement Handbook offers general guidelines. But you must still fill out the PIC form and have approval BEFORE you start work.   • Sheds
  • Decks
  • Any concrete poured
  • Patios
  • Impervious path or surface
  • Hot tub or spa
  • Shutters
  • Change in paint or siding color
  • Dog runs
  • Pools, additions
  • Play sets or structures
  • Tree house
  • Wall or retaining wall
  • Hedges - not allowed in Fern Crest
  • Trellis or arbor
  • Water feature
  • Satellite dish
  • Clearing, grading or filling - you may not change the grading of your lot in Fern Crest. It is properly graded for drainage.
  • Awnings or other patio covers
  • Storm or Decorative Doors
  • Air conditioners (window or central)
  • Other buildings
